of that day at the parking level entrance of the Grant County Courthouse, Petersburg, West Virginia, offer for sale at Public Auction to the highest bidder the following described real estate:
All that certain tract or parcel of real estate, together with any and all buildings, improvements, rights of ways and appurtenances thereunto belonging, situate in Union District, Grant County, West Virginia, and being more particularly described as follows:
All the following described real estate situate, lying along the west side of the Jordan Run Road and being in Union District, Grant County, West Virginia, and more particularly described as follows:
“BEGINNING at an 18” white oak tree (now marked for corner) standing in a fence corner about 30’ west of a drain, a corner to Arthur Barger (DB 84/410) thence with Barger N 30° 56’ 07” E 272.85 feet to a 5/8 inch by 30 inch rebar set in said line and near a fence, a corner to set in said line and near a fence, a corner to Parcel “A”, thence leaving Barger and running with the division line between Parcel “A” and Parcel “B” S 66° 48’ 41” E 171.47’ to a 5/8 inch by 30 inch rebar set on the west side of Jordan Run Road, same course continued 12.00’ for a total of 183.47 feet to a point in the Jordan Run Road, west of the center of said road, a corner to Parcel “A” , thence leaving Parcel “A” and running down the road S 29° 09’ 43” W 315.56 feet to a point at the west edge of Jordan Run Road, a corner to Harold Vance (DB 98/219), thence leaving the road and running N 53° 44’ 59” W 6.50 feet to a 5/8 inch by 30 inch rebar set on line, same course continued 185.89 feet for a total of 192.39 feet to the beginning, containing 1.26 acres, more or less.”
This being the same tract or parcel of real estate conveyed Dwayne S Ketterman and Robin Ketterman by deed dated March 4, 1999, from Emma Anita Cosner and of record in the Grant County Clerk’s Office in Deed Book 206 at page 396.
Reference is hereby made to any and all instruments in the chain of title for any and all pertinent purposes.
The real estate is identified for tax assessment purposes in the Grant County Assessor’s Office on Tax Map 366, as Parcel 7.
The subject property will be sold in “AS IS” condition. The Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
Said Substitute Trustee was duly appointed by instrument dated October 3, 2019 and of record in the Grant County Clerk’s Office in Trust Deed Book 291 at page 442.
FEDERAL TAX LIEN: In the event that there are Federal Tax Liens against the property, the United States would have the right to redeem the property within a period of 120 days from the date of such sale or the period allowable for redemption under local law, whichever is longer.
Pursuant to the Deed of Trust, the Substitute Trustee may postpone the sale by public announcement at the time and place designated or by posting a notice of the same, and act by agent in the execution of the sale. The parties secured by the Deed of Trust reserve the right to purchase the property at such sale.
TERMS OF SALE: $2,000.00 on day of sale and balance upon closing, not to exceed thirty days. Announcements made at sale take precedence over any written notice or advertisement.
